Hill House

Hill House is a contemporary ecohouse within the conservation village of Kinnesswood near Kinross, with great views of Loch Leven from the upper floor. 

The house has one large open plan living space on the first floor, and four bedrooms and a study on the ground floor. Without any dividing walls at the upper floor, the house is flooded with light from morning til evening, and the design ensures that the main spaces at the upper floor benefit from the stunning local views.

The building has low CO2 emissions and low energy costs due to it's high levels of  thermal insulation and airtightness, the specification of triple glazed windows, and the use of an air source heat pump (ASHP) to provide heating and hot water. 

Internally the home is arranged around a triple height stairwell, and the upper floor has a vaulted ceiling of 5m at its apex, giving the home an impressive wow factor and creating a feeling of light and space throughout.

The interior design of the home employs a simple palette of natural materials and bespoke artisanal elements such as the solid oak stair, a hand crafted kitchen and timber panelling on the gable walls. The steel beams and columns supporting the roof are left exposed as a contrast to the timber detailing.

Construction took just over a year and was completed in 2018 at a cost of around £1700/m2.
